Snowbird Season Property Prep: Getting the House Guest-Ready

Snowbird Season Property Prep: Getting the House Guest-Ready

If you split your year between South Florida and a northern home, the months your property sits empty are exactly when algae, mildew, and salt film do the most damage unchecked. Snowbird home prep in Florida should start with the exterior, since that's what greets you first and what tends to be neglected most while you're away.

What happens to a property left unattended

Without regular foot traffic, rinsing rain, or upkeep, roofs and driveways develop algae and mold faster, especially through the humid summer months when many seasonal residents are away. Pool decks left uncleaned become slick and stained. Screened enclosures collect pollen and organic film that's much harder to remove once it's baked on by the sun for weeks.

Before you leave for the season

  • Schedule a full exterior cleaning right before departure so the property looks its best going into the empty months, not just when you return
  • Consider a mid-season check-in cleaning if you're gone more than four to five months, particularly for the roof and pool deck
  • Have gutters cleared so summer storms don't cause overflow damage while no one's there to notice

Getting the property guest-ready before you return

Whether you're arriving yourself or preparing the home for renters, a pre-arrival exterior cleaning makes the biggest visual difference for the least effort. Priorities typically include:

  1. Roof and house wash. Months of humidity often leave visible streaking; a roof cleaning and house washing reset the exterior quickly.
  2. Driveway and walkway cleaning. First impressions start at the curb — driveway and paver cleaning removes months of buildup.
  3. Pool deck and lanai. A pool deck and patio cleaning makes outdoor space usable again and removes slip hazards.
  4. Windows. Salt film and dust accumulate quickly on closed-up homes; window cleaning brightens the interior immediately.

Coordinating with a local caretaker

If you don't have a property manager, consider designating a neighbor or local contact who can let a cleaning crew in during the off-season and send you photos afterward. This is especially useful if a storm or unusual weather event happens while you're away and you want an outside assessment of whether the exterior needs attention sooner than planned.

Many seasonal residents also find it worthwhile to have a mid-season pool deck and roof check even if a full cleaning isn't scheduled, simply to catch problems — a growing algae patch, a loose gutter, storm debris — before they become bigger issues by the time you return.

Coordinating remotely

Many seasonal residents schedule service remotely and have a property manager or neighbor let the crew in. A company with clear communication and photo updates makes this much easier to manage from out of state.
